Job Description: Manager, Title Due Diligence

Reports to: AGM, Title Due Diligence / Head Legal
Experience: 8-12 years
Role Purpose
To manage title due diligence for land and project acquisitions, ensuring that each parcel has a clean, marketable and developable title. The role provides practical risk assessments and mitigation plans to Business Development, Projects, Liaison and Finance, and supports the closure of acquisition transactions.
Key Responsibilities
1. Title Due Diligence
- Conduct and manage legal due diligence on land
parcels and project acquisitions, covering the chain of title, revenue and property records (7/12, 8A, property cards, mutation entries), encumbrances, ownership, and possession.
- Review land use, zoning, NA/conversion status,
land ceiling, tenancy, agricultural land and farmer-status issues, and other statutory restrictions, as applicable to each state.
